Yes. Texas law requires a written agreement between a buyer and an agent before the agent shows you a home. It explains what I'll do for you and how I'm paid. Agent fees are not set by law and are negotiable.
Plan for earnest money (often around 1% of the price, held by the title company), an option fee (usually a few hundred dollars), your down payment and closing costs (often about 2–5% of the price). Sellers or builders sometimes help with closing costs, and I'll negotiate for it.
Online estimates can be far off. I'll prepare a market analysis based on recent nearby sales, current competition and your home's updates. Request your home value report.
Yes. Depending on your situation, we can line up both closings, ask for a short leaseback so you stay in the home after closing, or talk with a lender about financing options. I'll help you plan the timing.
Texas has no state income tax, but property taxes are higher than in many states. Combined rates in the Houston area are often around 2–3% of a home's value per year. If the home is your primary residence, file a homestead exemption with your county appraisal district to lower your taxes.
